Sea Scape Properties has been a leading property management service in the Wrightsville and Carolina beach area for 10 years. We need an outgoing, confident individual who is ready to help streamline our procedures and assure our company is on the cutting edge of current market practices.

We are seeking an experienced Property Manager and Real estate Agent to help grow our long-term rentals. The Long-Term Property and Business Development Manager will be an independent, self-starter who is ready to get out in the community and help make our company the most competitive in the area. You will front-line the effort to expand our business through your extensive knowledge of the housing market in our working areas and your go-getter attitude. You are not afraid to get out in the community and use your excellent interpersonal skills and upbeat attitude to build relationships, market our company, and recruit both new clients and new tenants. In addition to growing the company, you will be tasked with using your exemplary work ethic and attention to detail to oversee the day-to-day aspects of property management.

Duties/Responsibilities:

• Processing new rental applications including credit/background checks and employment/rental verification.
• Processing new leases and welcome letters and exchanging keys at move in.
• Responsible for operation of current rental inventory and ensuring maintenance and repairs are completed.
• Serving as primary point of contact for homeowners and tenants.
• Monitoring Notice to Vacate & Upcoming Renewals.
• Responsible for marketing strategies.
• Posting marketing, advertisement, and creative planning for bulk lease up.
• Posting advertisement for vacant homes.
• Responding to new renter leads via phone & email and scheduling showings.
• Networking with real estate agencies and private owners in area to acquire new properties.
• Perform day to day administrative tasks. These tasks may include:
• • Answer phones and questions of current and prospective tenants
  • Inserting residential maintenance requests into property management software.
  • Recording of rents received via mail and direct deposits into bank accounts.
  • Processing of delinquent rent notices & follow up on approved payment arrangements.
  • Monitoring past due collections with collection agency.
  • Upkeep of tenant paperless records and filing.

• Performs other duties as assigned.

Required Skills/Abilities:

• Excellent interpersonal and customer service skills.
• Excellent organizational skills and attention to detail.
• Strong supervisory and leadership skills, with ability to train others.
• Strong knowledge of the area(s) served.
• Ability to function well in a high-paced and at times stressful environment.
• Experience with current recognized property management software.
• Working knowledge of areas served.

Education and Experience:

• Bachelor’s Degree in Business Administration/Management
• Three to Five years of related experience.
• Real Estate License Required

Physical Requirements:

• Prolonged periods of sitting at a desk and working on a computer.
• Must be able to lift 15 pounds at times.
• Must be able to travel.
